Library Buildings Superintendent - (M-5433) (TESTED) New Haven Free Public Library. City of New Haven, Department of Human Resources, 200 Orange Street, New Haven, CT 06510; www.cityofnewhaven.com. REMOVAL DATE: November 28, 2016. SALARY: (Range 9) Minimum: $53,954 annualized. HOURS: 40 hours per week. NATURE OF WORK: This is supervisory work directing and participating in custodial care and general maintenance of public library building s and grounds. Work involves responsibility for the maintenance and repair of building systems, such as HVAC, Fire Detection, and Emergency Communications and maintenance of electrical systems. Plans, supervises, assigns and reviews the work of custodial personnel, and performs custodial and maintenance work. Work is performed under the general direction of a higher level supervisor, and reviewed by conferences, observation, and examination of results. MINIMUM REQUIREMENTS: Graduation from an accredited four-year college or university with major course work in Mechanical Engineering. Possession of Connecticut State HVAC license required or Journeyman in relevant trade, and 5-7 years’ experience in commercial building maintenance and cleaning, including responsibility for mechanical equipment repair and maintenance, and one year of supervisory experience; and the necessary knowledge, abilities and skills as stated in the job description, including but not limited to: Considerable knowledge of and experience with commercial air handling units, gas boilers, pneumatic controls, electrical and plumbing building systems. Considerable knowledge of commercial buildings and grounds cleaning and maintenance. Ability to read blueprints, and to read, understand and follow the directions in the operating manuals for all the building systems in the library buildings. Demonstrated ability to plan, assign, train, and supervise the work of a small group of cleaning and maintenance employees. Ability to lift and carry objects of up to 60 pounds. Ability to climb ladders. Ability to communicate effectively with library staff and public in a clear and courteous manner. Ability to work outside in poor weather conditions, including heat, cold, rain and snow. Must have valid Connecticut driver’s license. Employment is contingent upon the successful completion of: (1) a background check, (2) a physical examination, including drug screening, and (3) a 90-day probationary period. This position is included in a collective bargaining agreement with Local 3144, American Federation of State, County and Municipal Employees. As a condition of continued employment, a person appointed to a Local 3144 bargaining unit position will be required to obtain union membership at the completion of 90 working days.
